What Is a Service Charge in Dubai Property?

If you're buying or already own property in Dubai, service charges are one of the most important ongoing costs. Here's what they cover, how they're set, and why they matter.

What a service charge actually covers

A service charge is an annual fee paid by property owners to cover the maintenance, operation, and management of the building and its shared facilities. This typically includes:

  • Building maintenance and repairs
  • Security and concierge services
  • Shared facilities like pools, gyms, and landscaping
  • Building insurance
  • District cooling (often a significant and sometimes separately billed cost in many Dubai buildings, and one of the most common sources of confusion when comparing rates between buildings)
  • A reserve fund set aside for major future repairs and capital works

Service charges are set per square foot of the unit and billed annually, meaning a larger unit pays proportionally more regardless of how much the owner actually uses the shared facilities on offer.

Why service charges vary so much between buildings

Two buildings in the same area can have very different service charge rates depending on the amenities offered, the age and condition of the building, how well the owners' association manages costs, and how (or whether) district cooling is billed separately. This is exactly why a rate significantly above the area average is worth investigating rather than dismissing as a minor detail, since it directly affects your real return every single year you own the property.

Why this is the single biggest factor in gross vs net yield

Service charges are typically the largest recurring cost that separates an attractive gross yield from a much less attractive net yield. A property with a strong headline rental yield can turn into a mediocre investment once a high service charge rate is factored in, which is exactly why net yield, not gross, is the number that actually matters for a real decision.

What to check before buying

  • The building's current service charge rate per square foot, and how it compares to the area median, not just to other units in the same building
  • Whether the rate has been trending up over recent years or has been stable
  • What's included versus billed separately, district cooling is a common one that catches buyers off guard when it shows up as an additional line item
  • How the reserve fund is managed, a well-funded reserve reduces the risk of a sudden special assessment down the line

What happens if service charges aren't paid

Unpaid service charges can result in legal action from the owners' association and can complicate a future sale, since outstanding charges are typically required to be settled before a title transfer can complete. This is worth knowing both as an owner and as a buyer, checking that a property has no outstanding service charge arrears is a basic part of due diligence before any purchase closes, and it's a request any seller or their agent should be able to satisfy quickly with documentation.

How NextBayt handles this

Every property analysis on NextBayt includes a service charge comparison against the area median, flagged as a risk factor when a building runs significantly above typical rates, part of the full risk intelligence built into every Deal Score.
